How much is the pricing?

What are the HOA Dues?

Monthly HOA fees are $750.

What is covered in the monthly HOA dues?

Linden Cove is professionally managed by HOA Assist. All exterior maintenance, garbage/recycling pickup, 100 Mb/s fiber-optic internet, secure Wifi, landscaping, pickleball and bocce ball courts, clubhouse, and other amenities are included in the assessment. The fees also contribute to the year-round maintenance of our private road, Linden Cove Lane, all driveways and sidewalks, and snow removal.

Can the HOA fees increase?

Each year, the total HOA budget will be ratified by the HOA board and voting homeowners, and the HOA assessment may increase, or decrease.

Do HOA fees include reserves for future common area improvements and maintenance?

Yes, approximately 20% of your monthly dues go into the reserve budget. All financial documents of the HOA are provided to each owner for complete transparency.

What is included in the amenities?

Our clubhouse is approximately 1,500 square feet of finished space, including a large event room, Prep kitchen, conference/game room, and handicapped-accessible restrooms. The clubhouse has a beautiful wrap-around patio with an adjoinging turf court for bocce ball and bag toss games. The clubhouse space holds more than 60 people inside for a sit-down, catered event or more than 100 people for a cocktail party. A rustic traprock trail around our private lakeshore estate is included, along with canoe and kayak racks. Two canoes are owned by the HOA and are available for use by homeowners and guests.

Is Hanrehan Lake open to the public?

Hanrehan Lake is part of the Murphy-Hanrehan Park Reserve. The 91-acre lake is surrounded by more than 2,500 acres of wooded wilderness maintained by the Three Rivers Park District. The no-wake lake only permits canoes, kayaks, and watercraft with small electric motors. Gas-powered motors are not permitted. There is no public boat launch on the lake.

Can we choose our own appliances and finishes?

Yes, we offer a standard package featuring Thermador appliances on our last two available units. New Buyers can work with our preferred showroom design centers to customize their home with a variety of high-end selections.

Are there restrictions to rent a home at Linden Cove?

Short-term rentals are not permitted.

Can children live in the community?

Yes, children and grandchildren are always welcome! Linden Cove is a 55+ community for active adults.

Do all homes have a private elevator?

Yes, each home has the Symmetry In-line gear elevator that has a 54” x 40” inside cab with a 1,000-pound capacity suitable for four or five people. Yearly check-ups are provided through the HOA. Each elevator has a battery backup feature in the event of a power outage.

What is the water quality of the lake? How is the fishing?

The water is clear and free of milfoil. The maximum depth of Hanrehan Lake has been measured at 11 feet. Fish species are limited due to the shallow lake conditions
