How much is the base pricing?

Pricing starts at $975,000.

What are the HOA Dues?

Monthly HOA fees are $490.

What is covered in the monthly HOA dues?

Linden Cove is professionally managed by Associa MN. All exterior maintenance, garbage/recycling pickup, 30 Mb/s fiber-optic internet, secure Wifi, landscaping, pickleball and bocce ball courts, clubhouse, and other amenities are included in the assessment. The fees also contribute to the year-round maintenance of our private road, Linden Cove Lane, all driveways and sidewalks, and snow removal.

Can the HOA fees increase?

During the Developer/Declarant control period, while all the buildings are being constructed and sold, the HOA fees are guaranteed to stay unchanged. Each year thereafter, the total HOA budget will be ratified by the HOA board and voting homeowners, and the HOA assessment may change, increase, or decrease.

Do HOA fees include reserves for future common area improvements and maintenance?

Yes, approximately 20% of your monthly dues go into the reserve budget. All financial documents of the HOA are provided to each owner for complete transparency.

What is the construction schedule for each home?

The construction schedule for each building (two homes) is projected to take six months but is dependent on weather, subcontractor, and materials scheduling.

What are the taxes for each home?

What is included in the amenities?

Our clubhouse is approximately 1,630 square feet of finished space, including a large event room, kitchen, HOA office/conference room, and handicapped-accessible restrooms. The clubhouse has a beautiful wrap-around patio. The clubhouse space holds more than 60 people inside for a sit-down, catered event or more than 100 people for a cocktail party. A half-mile of groomed trails around our private lakeshore are included, along with a small sandy beach with canoe and kayak racks. Two canoes are owned by the HOA and are available for use by homeowners and guests. The pickleball court will have a unique sport court tile surface for easy maintenance, reduced noise, and player comfort and safety.

Is Hanrehan Lake open to the public?

Hanrehan Lake is part of the Murphy-Hanrehan Park Reserve. The 91-acre lake is surrounded by more than 2,500 acres of wooded wilderness maintained by the Three Rivers Park District. The no-wake lake only permits canoes, kayaks, and watercraft with small electric motors. Gas-powered motors are not permitted. There is no public boat launch on the lake.

Can we choose our own appliances and finishes?

Yes, we offer a standard package featuring Whirlpool appliances. Other brands are available through our preferred relationship with Warners-Stellian. For all finishes, buyers can work with our design team and preferred showroom design centers to customize their homes with a variety of high-end selections.

Are there restrictions to rent a home at Linden Cove?

Short-term rentals are not permitted.

Can children live in the community?

Yes, children and grandchildren are always welcome! Linden Cove is a 55+ community for active adults. Our only limitation is that one full-time occupant must be 55 years of age or older.

Do all homes have a private elevator?

Yes, each home has the Symmetry In-line gear elevator that has a 54” x 40” inside cab with a 1,000-pound capacity suitable for four or five people. Yearly check-ups are provided through the HOA. Each elevator has a battery backup feature to ensure multiple-trip operation in the event of a power outage.

What is the water quality of the lake? How is the fishing?

The water is clear and free of milfoil. The maximum depth of Hanrehan Lake has been measured at 11 feet. The HOA will add aeration bubblers near the shoreline to help minimize weed growth and improve year-round fish sustainability. Fish species include sunfish and bass.
